Keep Fixed Terms Short

If you are accepting a new tenant into the property or have any reason to doubt an existing tenant, you should make the fixed term specified in the tenancy agreement short. Keep it in the six-month range, as this will allow you to be more flexible in terms of what you can do with the property later on down the line.

Put A Complaints Procedure in Place

One of the biggest complaints that tenants often have about their landlords is that they are slow to respond when an issue is raised. As such, if you put a procedure in place for establishing communication when there is an issue, you not only have a defined procedure that everybody needs to follow, but you also increase the amount of confidence your new tenant has in you.

Don’t Amend It Yourself

If you need to make a change to a tenancy agreement, for whatever reason, you should never attempt to do it yourself. Remember that it is a legally-binding document and you may place yourself in a vulnerable position without the proper help.
