There are three main career paths in the commercial real estate field: general brokerage, real estate development, and property management. Agents who choose to become general brokers represent buyers or sellers during the sale of a commercial property. These agents generally work on commission as independent contractors and often specialize in a certain segment of the market, such as retail, office, industrial, or investment properties.
Other agents work in actual commercial property development, project management, or commercial leasing. A developer usually recruits and signs business tenants and oversees the building of the commercial property. Finally, those who go into property management handle the day-to-day operations of a commercial property once it is open for business.

Among the exciting and innovative projects funded by the JDRF is research into the creation of an artificial pancreas is. This work has yielded precursor systems that can monitor a patient’s blood glucose levels and respond by automatically suspending infusions of insulin as needed.
The JDRF has continued to devote its efforts to expand this work into the development of sophisticated devices that can measure glucose levels and deliver a faster-acting form of insulin.
In 2016, the organization celebrated the Food and Drug Administration’s approval for the artificial pancreas marketed as the Medtronic MiniMed 670G. The device, which is the size of a cell phone, consists of a subdermal glucose meter, along with an insulin pump that is strapped to the patient’s body and is capable of delivering correct dosages using a catheter and patch.

The Basics of Long-Term, Property-Backed CMBS Loans
David Kushner, an established business leader who lives in Cresskill, New Jersey, serves as the president of Paradigm Capital Group in New York City, where he arranges quick, reliable financing of commercial real estate projects. One of the areas in which executive David Kushner of Cresskill has extensive knowledge is commercial mortgage-backed security (CMBS) loans.
A low-cost type of equity, CMBS loans are ideal for owners of properties who are seeking recapitalization of an existing cash-flowing asset. Among the key consideration of CMBS loans are that they have fixed rates and are long term by nature. CMBS loans are not designed for flexibility.
Available as five- to 10-year notes, CMBS loans represent a pooling of loans into securities, with real estate assets serving as collateral. For this reason, paying back the loan before maturity can prove a costly undertaking because investors are guaranteed to receive income throughout the life of the loan.

A resident of Cresskill, New Jersey, David Kushner manages equity investments as the president of New York's Paradigm Capital Group. In addition to his work with Paradigm, David Kushner of Cresskill is an avid golfer who participates in the annual Fund to Cure Asthma golf tournament.
Asthma is an inflammatory medical condition that causes coughing, tightness in the chest, and shortness of breath. Although the cause of asthma isn't known, a recent study conducted by researchers at the University of London found that women who eat excessive amounts of sugar during pregnancy can double their chances of having children who will develop asthma.
The researchers, who polled nearly 9,000 pairs of mothers and children dating back to the 1990s, subsequently compared the 20 percent of mothers who consumed more than 5 teaspoons of sugar per day to the 20 percent of mothers who had the least amount of sugar. The results showed that the children of mothers in the top 20 percent had a one in five chance of experiencing asthma at some point in their lives, while the children of mothers in the bottom 20 percent had a one in 10 chance of developing the inflammatory disease. Lead researcher Professor Seif Shaheen said the research team hopes to develop a trial in order to test whether it can prevent asthma by reducing sugar consumption among pregnant mothers.
Culinary Traditions in Italy’s Piedmont Region
David Kushner is a Cresskill, New Jersey, executive who serves as head of the Paradigm Capital Group and facilitates commercial loans that enable projects to go forward. An avid traveler, David Kushner enjoys excursions to Europe with his wife and has a particular interest in exploring food in the regions of Italy he visits.
The hilly Piedmont region north of Milan is known for a distinctive cuisine that is savory and provides a perfect counterpart to the tannin-rich heavy Nebbiolo wines. Of note are the Tartufo Bianco d’Alba (Alba white truffle), as well as Bagna Cauda, a garlic and anchovy fondue with olive oil as its basis. Kept warm over a flame throughout the duration of the meal, the dish would traditionally be positioned at the center of the table, surrounded by the food and wine.
Local Piedmont beef is known throughout the world for quality, with lean razza bovina piemontese featuring low cholesterol content, while retaining tenderness and succulence. Served raw, carne cruda can be thinly sliced or as a ground beef dish combined with lemon juice, garlic, and salt and pepper. It goes well as an antipasto starter with wines such as Barbera and Dolcetto.
